As a big fan of Fred Eaglesmith, I gotta go with Garage Sale...

Downsizing . . . I like it! Really accomplishes a very similar message to the estate sale sign, without the neighbor confusion. In the end, it's all about letting people know there will be quality items there, which will make the drive worth their while.
