    I've found a very simple recipe to take ripe bananas and make a great cake from it. I've yet to perfect it, but when I do bake it right it comes out great. The wife loves it.

    I've put a link to a post when I finish that post in the near future. Best of all, the cost is very minimal.

    In the change estimate section, you can enter in remodels, renovations, etc. and edit the home's facts. No one knows better than you. You can also adjust for conditions of the home, view, and even the local real estate market if known. Here's a hint, it's down right now.

    Apart from that, there is a ton of local information available such as school info and crime rates. Just type in an address or zip code and take a look around.

    While I think the river cottage studio is a cool score, I have to second the empty gallery space pitch as brilliant. What a win-win for everybody.

    And on a groupie note, LOVE the style and edgy attitude of the article. It really puts a serious spin on the work that is art. If we don't make time for it, it can never happen.

    First of all, I do like your post. The empty building/gallery thing was genius. Just...about Britney.

    In a (very) former life I was an opera singer. I've grown up around music. My father was both a blues guitarist and a classical violist. My grandmother is a pianist. My brother is a composer.

    And with my exposure to incredible music and musicianship, I can unequivocably say that I love Britney Spears' music. Love it. LOVE IT. Why?

    It's so easy to call her music fluff and insubstantial, but the fact of the matter is that over the past decade she has consistently put out some of the best dance music. Do you remember "Toxic"? The combination of strings and that semi-tango guitar, flirting with the edge of belly dancing. And "Piece of Me" was incredibly melodic techno.

    Anyway, I just quail at the thought that some forms of expression are 'better' and more 'art' than others. I remember that my father's 'blues crew' didn't understand why he bothered with classical. And his classical compatriots didn't understand why he was musically 'slumming it'. As a kid, I just thought it was all pretty incredible.

    Land's End is my number one place to shop. 90% of my clothing is Land's End. I just happen to be one of those people too short and too thin for off the rack clothes. Instead of paying a tailor $5-$10 to fix my pants I have them built to fix my exact measurements.

    But, much of your worries aren't really what's happening now. Almost all the businesses that open here are opened by those who have come from somewhere else and  brought capital with them. The majority of the rental housing is still owned by the old rancher families that have been holding on to them for decades. Indian Valley could be a thriving spa resort town if it wanted to given the hot springs. 

    Plumas County has done well for itself ---while neighboring Lassen county went for the Wal-Mart and the state prison.

     There's a huge sense of community and involvement here--a mixture of those that came recently and those that have been here a bit longer. We just had our Harvest Festival in Taylorsville!

    Hard Money Placement, Inc is a small private consulting corporation. We were founded in 2004 originally as a conduit between brokers and private investors including some institutional lenders. Since then we have grown and branched into other types of projects with success particularly in the N.W. and N.E of the U.S. We look at about 120 deals per month and accept about 25% of those. Over the last 4 years or so, we have made many customers happy but invariably, there will be some that are not happy.
    Normally complaints that I see on message boards are typically of an immature nature. Ranging from not returning phone calls (I do the best I can) to making promises that we didn’t keep. Let me take this opportunity to tell every broker and prospective client out there that if someone at this company or another like it makes a promise about if and when a deal will wrap up, they are lying. It is not possible to give assurances when you don’t control many of the variables. We don’t do that. We are constantly pushed and begged for dates and statuses by brokers but we will not provide assurances until closing docs are cut and on their way. The best we can do is to explain the process and give a normal time range.
    Normally I ignore the negative comments but I feel that these last two regarding our Due Diligence Fee have to be addressed. Most of the projects that we see are in fact fraudulent with either the appraisal or the deal should have never been originated at all for a variety of reasons. We used to spend many man-hours on a project just to find out later that, for instance, the soil was contaminated, or one of the 5 parcels were on leased land and someone at the title company screwed up. This went on and on. So because HMP is not a nonprofit, the DD fee pays for personnel costs during this process. Additionally, we may order reports for info not covered in an appraisal like: Crime in the area, what permits have been requested and approved near the subject property (this goes to growth), if there is a builder, are they state-skipping. This is done to protect all those on the backside of the deal.
    It is unfortunate when a broker or client is unhappy with our performance and it drives me to always be improving, but this will happen from time to time.
    The fact two over-the-top comments impugning our (or my) character came without signature goes to show that they are bitter and upset that their project didn’t close. Why didn’t they put their names down? Are they even real or are they competitors? If I were taken advantage of, you can bet I would put my name in bold letters.
    This is an open invitation all brokers to try us and see if we don’t give your deal a fair shake. We will entertain: land, commercial and construction. I can be contacted at: martysweeten@gmail.com

    Just closed a rehab deal in N.J. It took about 30 days (2.5MM) He was fine with us.
    Up front fees are the norm with a lot of private lenders.

    just make sure that your work as an artist isn't compromised by setting a timeline. There's something fundamental there that you need to separate from if you are going to wholeheartedly pursue your dream.

    Now, remember, it's not like the government has taken the money from us. The money doesn't exist. The government is going to sell securities in order to get the money.

    When considering investing in residential rental property please do not ignore the state's legal environment. Some states are very pro-tenant in their regulations and this can affect the profitability of owning properties.     The banks are still motivated to make loans, and as time passes, will want to start making profits again by making more loans. Business is self correcting. But less we forget, it took Japan (15 years ago) a very long time to self correct.

    Bailout good. I don't think that the details matter. It is all an illusion of support, and that is why the bailout is good.

    It is a shame for pork. And there's plenty more in most every bill they pass. It is also embarrassing for us to tolerate such behavior.

    Still, the bailout will mask the illusion of safety, which may buy us enough time for businesses to fix themselves.
