I had a few questions. I recently was contacted by a CA , Im 20 years old, married and a homeowner.. I cosigned for a family friend for an high end apartment in Los Angeles, ca. They couldn't pay it and had to move out. When she moved out, we both signed a payment plan that should would pay from her family. Turns out she never did, I was contacted by phone in August of 2009. I spoke with a man from FCO( Fair Collections & Outsourcing), he told me that she didn't pay and it was turned over to collections. I was scared and spoke with the person I cosigned for. Their plan was to pay it and again it was ignored. This march 2010 I found out that 2 or 3 computer generated print outs were sent to the wrong address which was my parents home. They throw out all junk mail. I then spoke with them in March about, and told them it was incorrect address, then I said I wanted to take action and make payments towards the debt owed. He then told me the debt went from the original amount of $6861.34 to almost $11,000. I said why did it go up and he answered because it did! He then said he could settle for $8800.00 , I cant afford that, he said I could try and get a loan from a bank to pay off the debt. He said if i couldn't be approved I had to send the letter of denial to him. I was denied for the loan, but I didn't send it to him, he didn't ask. So then I proceeded with trying to arrange affordable monthly payments. He said ok but I had to pay with a debit or check. I then said I would call him back. Since then I have spoke with some legal people. I then wrote a letter of debt validation to him, I sent it certified mail with return receipt. I stated in the letter that it WAS NOT A REFUSAL TO PAY, but to validate the debt. Then I said I would like to be contacted at the new address only through mail and not over the phone. What else should I do? Should I wait for it to be validated and then make payments with a money order or cashiers check or wait til the end of the year when I can afford to pay the settlement fee of $8800.00?
Im so confused , I have great credit and never had this happen to me!
Please any advice would help ease my mind!

Sometimes when companies send you an envelope to use, i.e. electric bill, credit card statement, they have a mark on it so that when the post office runs it through their machines it automatically goes to that company, even if you put a label over the address. Trust me, i process mail for an electric co and the amount of mail we get in our "reused" envelopes that wasn't intended for us is ridiculous!
I'm the worst at saying "no", and when I do say "no", I usually give a bunch of excuses or look uncomfortable. I think there's a way to be assertive without being too harsh, and some of the best time management skills involve knowing what to say no to and when.
RedBox has a warning about these on their website. That's where I first heard of it. They have taken steps to make it difficult to add a skimmer to their machines.
Well, it hasn't gotten any better, and in some ways it's a whole lot worse. My personal experience was half outstanding and half infuriating. My agent (buyer) is great. We work exceptionally well together. I found the right property within hours of it popping up on the MLS, and have now closed escrow. That said...the seller's agents were a complete nightmare. I see what they do, and it is utterly reprehensible.
1) Told the home owner she should not list on the MLS, then had their straw buyer make a ridiculous $50,000 offer (land alone is worth nearly 200k, let alone house, barn and outbuildings). During this time, they also refused to speak to anyone who called on the property (it had a For Sale sign on it, with their number) or made up lies as to why it could not be shown. They never told the owner anyone had called.
2) She refused, asked that it be placed on the MLS. I saw it, made a full price conventional, 20% down offer...and they went to her with another straw buyer, and said she should take THAT offer - which was 120k. $90,000 less than my offer.
3) She refused the straw offer and accepted mine - and then the shenanigans began. They canceled necessary appointments she made for inspections, refused to answer phone calls, were "unavailable" whenever my agent called, belittled (slandered, really) the seller to me and my agent, sent people to the property to harass whomever was there working on it, wouldn't tell the seller when there was papers she needed to sign and acted in every way possible to try and make the escrow fail.
Luckily, the seller and I had become friends during this time, and figured out a workaround for everything: we basically cut her agents out of the information flow completely and simply didn't use them. I would speak to my agent or broker, they would speak to escrow and then give me the info, which I would relay to the seller. Things became much easier after that.
Pretty sorry stuff. So vindictive that they were not able to snap up the property for a pittance and flip it for at least 150k profit, that they then acted unethically over and over. Unfortunately, this current market is rife with such. Do your own research, and don't believe anything you are told out of hand. If there is more money to be made by theft and lies, there you will find thieves and liars looking for the next mark.
I have seen this stuff for many months so it is nothing new. I mentioned it to a bank clerk one day and his advice: If the ATM card slot is the type that sticks out AT ALL (many are flush with the machine and are safe) "Grab it in your hand and pull HARD while trying to twist it. If it's a skimmer it will very likely come off. Call 911 promptly as the owner of the skimmer may be near by and will want his device back if he notices you taking it.
Ah relax...it was not an active card. You have to go online and activate it, which then ties the card (just a random generic card with a number) to the account info you set up.
Steering people from this card is missing out on a service it is best suited for...transferring money. I ahve two children in the armed forces, and the NetSpend card has been a lifesaver for us. When my son and his wife had a financial emergency just before he deployed, this card allowed us to get money to him immediately, and without large fees. It is truly a nice card to have for emergencies.
Again...your husband landing on someones mailing list may be troubling...but all Netspend was doing was marketting...not sending live and activated cards to you. And before you understand the whole purpose of the card...keep from bad mouthing it.
BTW...I have no ties to netpsend other than I know lots of military and college student parents find it helpful to have in order to help their children.
... and I usually put that off till tomorrow or the next day.
In all seriousness, I'm with #34 - I HATE checking VM. I blame that on my visual learning bias, and it's a primary reason for wanting a Droid or Nexxus One - they have visual voicemail. I may love hearing my husband's voice, but sometimes I just don't process the information well when I'm listening to him over the phone.
And in classes, I put off reading to no end. Oh, and papers. I'm notorious for writing papers the night before or morning of their due date.
Moneywise, the only thing I procrastinate is balancing the books. I like doing it, but I need a chunk of time, which can be difficult to find. Almost all of my bills are on automatic pay - otherwise, I KNOW I'd find ways to procrastinate on that. No me gusta late fees!

One additional thing you need is a supply of CO2. Whilst secondary fermentation continues in the barrel its not always enough to keep the barrel pressurised especially after you pull a number in a row or get towards the end of the barrel. In the UK the home brew shops sell the CO2 cannister which you use - the adaptor on the cannister matches the one you can see on the top of the barrels in the picture. You only use 1 second burst to repressurise barrel, don't worry this won't leave you with fizzy beer!
We purchased a home well within our means. We added square footage by insulating the back porch and turning it into a den. Because of foreclosures and short sales in our neighborhood, our house is now worth 20,000 less than the purchase price of 70,000. Most of the foreclosures were from job loss and so on. I spoke with a man from FCO( Fair Collections & Outsourcing), he told me that she didn't pay and it was turned over to collections. I was scared and spoke with the person I cosigned for. Their plan was to pay it and again it was ignored. This march 2010 I found out that 2 or 3 computer generated print outs were sent to the wrong address which was my parents home. They throw out all junk mail. I then spoke with them in March about, and told them it was incorrect address, then I said I wanted to take action and make payments towards the debt owed. He then told me the debt went from the original amount of $6861.34 to almost $11,000. I said why did it go up and he answered because it did! He then said he could settle for $8800.00 , I cant afford that, he said I could try and get a loan from a bank to pay off the debt. He said if i couldn't be approved I had to send the letter of denial to him. I was denied for the loan, but I didn't send it to him, he didn't ask. So then I proceeded with trying to arrange affordable monthly payments. He said ok but I had to pay with a debit or check. I then said I would call him back. Since then I have spoke with some legal people. I then wrote a letter of debt validation to him, I sent it certified mail with return receipt. I stated in the letter that it WAS NOT A REFUSAL TO PAY, but to validate the debt. Then I said I would like to be contacted at the new address only through mail and not over the phone. What else should I do? Should I wait for it to be validated and then make payments with a money order or cashiers check or wait til the end of the year when I can afford to pay the settlement fee of $8800.00?
Im so confused , I have great credit and never had this happen to me!
Please any advice would help ease my mind!

Sometimes when companies send you an envelope to use, i.e. electric bill, credit card statement, they have a mark on it so that when the post office runs it through their machines it automatically goes to that company, even if you put a label over the address. Trust me, i process mail for an electric co and the amount of mail we get in our "reused" envelopes that wasn't intended for us is ridiculous!

Well, it hasn't gotten any better, and in some ways it's a whole lot worse. My personal experience was half outstanding and half infuriating. My agent (buyer) is great. We work exceptionally well together. I found the right property within hours of it popping up on the MLS, and have now closed escrow. That said...the seller's agents were a complete nightmare. I see what they do, and it is utterly reprehensible.
1) Told the home owner she should not list on the MLS, then had their straw buyer make a ridiculous $50,000 offer (land alone is worth nearly 200k, let alone house, barn and outbuildings). During this time, they also refused to speak to anyone who called on the property (it had a For Sale sign on it, with their number) or made up lies as to why it could not be shown. They never told the owner anyone had called.
2) She refused, asked that it be placed on the MLS. I saw it, made a full price conventional, 20% down offer...and they went to her with another straw buyer, and said she should take THAT offer - which was 120k. $90,000 less than my offer.
3) She refused the straw offer and accepted mine - and then the shenanigans began. They canceled necessary appointments she made for inspections, refused to answer phone calls, were "unavailable" whenever my agent called, belittled (slandered, really) the seller to me and my agent, sent people to the property to harass whomever was there working on it, wouldn't tell the seller when there was papers she needed to sign and acted in every way possible to try and make the escrow fail.
Luckily, the seller and I had become friends during this time, and figured out a workaround for everything: we basically cut her agents out of the information flow completely and simply didn't use them. I would speak to my agent or broker, they would speak to escrow and then give me the info, which I would relay to the seller. Things became much easier after that.
Pretty sorry stuff. So vindictive that they were not able to snap up the property for a pittance and flip it for at least 150k profit, that they then acted unethically over and over. Unfortunately, this current market is rife with such. Do your own research, and don't believe anything you are told out of hand. If there is more money to be made by theft and lies, there you will find thieves and liars looking for the next mark.
I have seen this stuff for many months so it is nothing new. I mentioned it to a bank clerk one day and his advice: If the ATM card slot is the type that sticks out AT ALL (many are flush with the machine and are safe) "Grab it in your hand and pull HARD while trying to twist it. If it's a skimmer it will very likely come off. Call 911 promptly as the owner of the skimmer may be near by and will want his device back if he notices you taking it.
Ah relax...it was not an active card. You have to go online and activate it, which then ties the card (just a random generic card with a number) to the account info you set up.
Steering people from this card is missing out on a service it is best suited for...transferring money. I ahve two children in the armed forces, and the NetSpend card has been a lifesaver for us. When my son and his wife had a financial emergency just before he deployed, this card allowed us to get money to him immediately, and without large fees. It is truly a nice card to have for emergencies.
Again...your husband landing on someones mailing list may be troubling...but all Netspend was doing was marketting...not sending live and activated cards to you. And before you understand the whole purpose of the card...keep from bad mouthing it.
BTW...I have no ties to netpsend other than I know lots of military and college student parents find it helpful to have in order to help their children.
... and I usually put that off till tomorrow or the next day.
In all seriousness, I'm with #34 - I HATE checking VM. I blame that on my visual learning bias, and it's a primary reason for wanting a Droid or Nexxus One - they have visual voicemail. I may love hearing my husband's voice, but sometimes I just don't process the information well when I'm listening to him over the phone.
And in classes, I put off reading to no end. Oh, and papers. I'm notorious for writing papers the night before or morning of their due date.
Moneywise, the only thing I procrastinate is balancing the books. I like doing it, but I need a chunk of time, which can be difficult to find. Almost all of my bills are on automatic pay - otherwise, I KNOW I'd find ways to procrastinate on that. No me gusta late fees!

I've never put off my taxes. I always have them figured approximately by January 31 using end-of-year pay stubs and info from websites (mortgage interest, etc.). Then I file as soon as I get my W-2 forms.

Yes you can. At the point you could bottle the beer instead you transfer it into a barrel like one of these.
One additional thing you need is a supply of CO2. Whilst secondary fermentation continues in the barrel its not always enough to keep the barrel pressurised especially after you pull a number in a row or get towards the end of the barrel. In the UK the home brew shops sell the CO2 cannister which you use - the adaptor on the cannister matches the one you can see on the top of the barrels in the picture. You only use 1 second burst to repressurise barrel, don't worry this won't leave you with fizzy beer!
We purchased a home well within our means. We added square footage by insulating the back porch and turning it into a den. Because of foreclosures and short sales in our neighborhood, our house is now worth 20,000 less than the purchase price of 70,000. Most of the foreclosures were from job loss and so on. I had my ATM card cloned just the once, but it was in a branch! It was on a weekend, and whatever they did prevented the ATM from working, as it rejected me card as unreadable right away. Thankfully, the branch noticed the next day and called everyone who used the other ATM (there was two, I just dismissed the first as defective and went to the second).
