Eleven Things I Wish I Understood About Personal Finance Before Starting Out

Not too many years ago, I was a fresh college graduate who was lucky enough to get a job straight out of college during the 2001-2002 economic downturn. I was also primed to make a whole bunch of financial mistakes that, frankly, still negatively affect my life a decade later and will likely have ramifications for the rest of my life.

I wish I could have done things differently, but that’s water under the bridge now. There’s nothing I can do to change the many ways that I messed up back then.

Instead, what I can do is focus on today. I have three children who are growing up faster than I can sometimes believe. I have a surprisingly large audience of readers at this website.

All I can really do is share the things I wish I had understood then.

8 Things Real Estate Agents Don't Want You to Know

Ask a real estate agent what she or he is hiding from clients, and you will almost always get the same answer: Absolutely nothing.

After all, ethics are built into the training agents need to renew their licenses, and some disclosures are even mandated by law.

"In my experience I have found most agents to be very ethical in terms of disclosing information to both clients and other professionals," one agent told me in an email.

Last weekend, Kim and I went out to breakfast. The only other table in the small restaurant was a party of four youngish women who were laughing and having a good time. They were having such a good time, in fact, that it was impossible not to overhear their conversation.

The 5 Best Door Locks

Most people would agree that one of the things they think is most important is the security of their home. The 11 Best and Worst Things to Buy Used

We often get what we pay for, and when it comes to certain items, some people wouldn't dare buy used. But while there are risks to buying someone else's trash, not every used item is a terrible buy. (See also: 31 Reasons to Love Thrift Shopping)

From a financial standpoint, some used items are just as good as (if not better than) new ones — it really depends on what you're looking for. So, before you conclude that new is better or worse, here are 11 of the best and worst things to buy used.

25 Fun, Frugal Things to Do Tonight Besides Watch TV

Unless you're watching the home shopping network with a rapid eye for deals, spending night after night in front of the TV ain't saving you any money in a proactive way. So maybe it's time for a little idea inspiration.

Here are 25 frugal things you can do instead of watching TV tonight.

1. Go Thrift Shopping

Who needs more reasons to love thrift shopping? Thrifting can be a real money saver and wildly entertaining. Some shops stay open till 9:00 p.m., so make thrifting part of your prime time lineup.

New Businesses Foreordained to Failure

In this rapidly changing world, it’s comforting to know that some things never change. They are as immutable as the Rock of Gibraltar, as permanent as the sands of the Mojave, and as unalterable as the seven seas and stars above.

Want an example? Try new business failure rates. The percentage of new businesses that go belly up is high today, and likely was high shortly after Adam and Eve went after the low-hanging fruit. Depending on what statistics you believe, either nine of every ten new businesses these days expire in infancy, or 50 percent of them are gone within four years. Either way, as he shreds his business cards, the dazed failed entrepreneur is left with one question: Would he have been worse off hanging out his shingle or suffering a case of shingles?

The Problem with “Hot” Investments

About once a week, I take a trip to my local library to read up on the latest information about personal finance. I’ll grab current issues of all of the personal finance publications like Money and Kiplingers along with a newspaper or two and whatever personal finance books are on the “new release” shelf. I’ll then camp out at one of the back tables and do some reading.

It doesn’t take a genius to realize that most of the time those magazines are simply loaded with articles talking about “hot” investments. The magazines provide giant lists of mutual funds and stocks that have seen a very nice short-term return. The text of those articles make it sound like the readers should be putting all of their money into these funds now, now, now!

I flip directly past these articles and look for something that’s actually useful.

The 10 Dirtiest, Germiest, Grossest Things You Live With Everyday

Germs are all around us. In fact, the human body is made up of 100 trillion of them. That's right, you are literally one big walking germ.

For the most part, none of this is need for concern. A healthy adult immune system is equipped with the tools it needs to coexist with the majority of the germs we encounter in daily life. But, yes, there are some germs that have the power to make us sick, and those are the ones worth spending a little time and effort to rid from our lives.

Read on for our round-up of some of the germiest things we keep and fool-proof ways to disinfect them.

The daycare debate: A double-edged sword

This article is by staff writer Holly Johnson.

As many of you know, my husband had a career crisis that left him unemployed for several months last summer. It was scary, but we learned a lot from the experience — including the fact that the grass isn’t always greener and that we really needed to learn to be happy with what we had. And, beyond that, we now feel blessed that he found a new job he likes, even though it required us to move to a pricier area.

Why People Have Money Problems

I recently received a GREAT email from an FMF reader that went as follows:

For once a straight shooting article from the mainstream financial press. It basically says people have money problems because:

  • They spend too much on housing
  • They spend too much on cars
  • They spend too much on college

There are other factors, of course, but I agree these are the big ones. The other two that I'd add that nobody wants to touch are:

The 5 Best Fabric Softeners

Adding fabric softener is a staple part of many people's laundry routine. But with the many different types of fabric softener out there, it's easy to get lost in all of the choices you have. The 5 Worst Work From Home Jobs

Telecommuting — that is, working from home instead of a traditional office setting — offers employees freedom, flexibility, and nearly infinite pantlessness. No wonder it's a growing trend.

Some work-at-home opportunities are more hype than hope, however, and many workers find that they are trading in convenience and lower commute costs for a lower earning potential and less job security. (See also: 30 Great Side Gigs)

So before you start fantasizing about an at-home work day, take a look at some of the worst jobs you can do from home, and why they often don't pan out for remote workers.
