    If the credit union is immediately applying the payment to the balance, and your payments are based on the outstanding balance (principal), then it seems that this is a better deal than a traditional mortgage. What happens in other cases is that the payment is made by the borrower but only applied to the balance one time per month.

    I could see the convenience (for all involved) of having a weekly payment rather than a monthly one if you are being paid ona weekly basis.  

    It would be useful, though, if the credit union could give you an amortization schedule so you could see how the money was being applied.

    I don't really know about all that but he has closed over 10 of our companies loans! Loans that we would otherwise have had to turn down. Everyone here loves him. He has come into our office and given talks on a few occations. What impressed me about him is that even if they couldn't or wouldn't do it, he would tell you who would.
    He is commercial and doesn't do sfr's (at least, I don't think he does) so I don't think he is a mortgage broker. That would explain the license thing. No offense maybe you're new to private money. its different, It's not like a bank loan. You have to roll with the punches on them. You don't always get them done but it's better than just saying no to those types of deals.
    One more thing...The part about him saying "get a life" and slamming the phone down is just something you got from another post. I know because before I sent him a loan I asked him about it. That was several years ago. You should give him a chance and don't believe everything you hear or read on a post. I am not trying to lecture you but it just seems like it's so easy now a days to trash people without any regard to who your doing it to. End of speach. Best.

    I am having a difficult time with a collections agency right now..I have a debt that I haven't been able to pay for years and it is the only one left on my credit report that I really wanted to take care of. The original amount was only $1729.00 and now has gone to $3231.00. It has been passed through different collections agency and now an attorney's office who has now put a lien notice under my name(abstract of judgement). I really wanted to take care of this so I gave them a call last month and agreed to pay $500 until I get my tax return then i could make a settlement offer. The agent told me that they usually settle for 35% less so i agreed to do that. When I finally called them back, I spoke with a manager who was very rude to me and said she could only make the settlement $2200 but I really could only afford maybe $1800. I said I would call back because I would have to calculate to see what I could afford but when I finally did call back they told me they weren't going to take any settlement offers from me and that they would just have me pay monthly. I didn't want to do this because since I paid the $500 on march 28, not even a month later when i called back they have already put interest in my debt and that was in a matter of less than 2 weeks. and because I was so desperate to get this over with on my very first call I gave them all my information and even paying with check by phone..can you please tell me what is the best thing for me to do...thanks...

    Even at a safe distance, I've been the victim of having trucks pick-up stones and loose debris on the road. Last year alone I had to repair my windshield 3 times. The year before that I had to replace the windshield.

    If you're ready to step up to a slightly longer-term committment, another cheap activity can be to take some sort of class or workshop together.

    Around here there are bunches of them.  The park district, the public schools, the community college, the Y, and the library all offer classes in practically anything--yoga, pottery, acting, woodworking, a foreign language....

    Many of them are cheap enough that you could pay the fee for your date and still keep the cost under $20 a session.

    Although managers as a group have suffered just the same circumstances as other employees, many individual managers have never lost a job, so they've been able to ignore the reality of the current situation--they may sincerely believe that loyalty and seniority still mean something.

    Many others just have the sorts of personality that can take advantage of people by pretending that that loyalty is important.

    Actually that's a little unfair.  I'm sure in many cases the managers sincerely feel that loyalty is important.  But the reality of business is that, when push comes to shove, they have to take whatever actions will maximize profits, despite their personal feelings on the matter.

    Given that, employees need to have the same attitude:  loyalty is all well and good, but in a business situation, employees need to act in furtherance of their own career.  Anything else is to get stuck with the downside of the current situation without taking advantage of the upside.

    I second visiting cemeteries. A couple years ago, I was studying abroad and traveling most weekends, and every stop, I visited a cemetery. St. Petersburg had Tchaikovsky. Paris had multiple scientists. Vienna had Mozart. (etc.) It was AWESOME. :-)

    The people who are debating whether or not doomsday prophecies are 'nonsense' have sadly missed the point of an excellent article - Nora is using the example of the world ending on 21 December 2012 as a device to help you examine your perspective, not positing it a as a forthcoming event. Reading for meaning is your friend, as is developing an appreciation of subtlety.

    You'd be surprised how many companies still try the old loyalty routine.

    I was an independent contractor for a company that treated us like employees (deadlines, mandatory meetings etc) with crappy pay and no benefits AND tried to get us to catch their vision for the empire they were planning to build. It really cracked me up. I stayed just a few months (gained a LOT of contacts for my rolodex) and a turn in the market wiped them out after a while. :)

    Another fun date is to make a gourmet dinner that would be really expensive at a restaurant... Get some nice fish filets and serve over wild rice. Cheap, but delicious. I'm a food blogger, so I'm always thinking about things to do with food :)

    As much as I wish this were true, there appears to be a problem with the interpretation of the data from this study and this may lead to an incorrect conclusion. Daniel is on to somthing in the second paragraph of his comment. The frequency of masturbation was correlated with a reduction in the risk of developing prostate cancer. However, just because two factors (e.g. masturbation frequency and cancer outcome) are correlated does not mean that one factor actually influences the other. (Some studies can draw causation from tightly controlled correlations, but that is another discussion)

    An alternate hypothesis could be that a large portion of the men share some other characteristic (e.g. lifestyle) or a combination of characteristics (e.g. genetics and lifestyle) in common. It's not necessarily that the conclusion (i.e. regular masturbation is a protective factor) is incorrect, but that there may be more than one way to interpret the data to support an alternate outcome. Essentially, more studies are needed to tease apart all of the things that may influence prostate cancer. It looks promising, but a number of studies have been "debunked" because the results from the first study couldn't be replicated.

    I bought three laying hens for myself three years ago. I spend about $7 a month on feed. The rest they get themselves from the ground outside. And they are still laying. The benefits greatly outweigh the costs.

    I'm always amazed at the disparity between how far we have come in some areas and how little has changed in others.

    Despite the rapid pace of discovery, technological advances and the dramatic increase in our collective knowledge base people still believe in ghouls and goblins. Whether it is someone spewing nonsense about some mythical being at the center of a religion or so called prophets proclaiming the end of mankind is mere moments away I have to laugh at how completely ignorant we have remained.

    But hey.... if believing in some kind of spiritual world dominated by gods and demons or placing faith in prophets, psychics, astrology, numerology or the existence of big foot makes your life more fulfilling... more power to ya.

    I would suppose if you believe in this you might have some knowledge of the Bible. Well, what about the "thief in the night" business - we won't know, according to the Bible. What about going to hell if you follow false prophets? That is what this end of the world business is. Anyone who says they can predict would be consider a false prophet--highway to hell, baby.

    Anyone know the weekly costs associated with keeping hens. Do the costs outweigh the savings for eggs.

    I'm allergic to soy and react to eggs from soy fed chickens. I like the idea of having hens that are fed grains only but I'd concerned about the cost.

    I don't think it is to be taken literally that the world will end. I think it is more a matter of the world *as we know it now* will end at that time. Just as the bible and dreams aren't to be taken literally, so to is this prophecy not to be taken literally but symbolically. We need to change our beliefs and worldview if we are to continue past 2012.

    We had a conventional 30 yr. new home loan with monthly payments on $150k. I believe it was around 6.5% rate. We refinanced it within a few months with a Federal credit union. We could only join the credit union via a referral (relative) and by opening up a savings and checking account. They will only do refinancing--not the original loans. The refinancing works by the credit union automatically taking weeky mortgage payments out of the checking acount we have with them and IMMEDIATELY applying them to the mortgage. The branch manager said that this is not a normal offering of financing institutions and that to her knowledge only SOME Federal credit unions will offer it, and they can offer it to their members mainly because they are non profit. I believe the refinanced portion was about $148,000 at 6.5% for 30 years, but as I understand it, using "reverse weekly compounding" (my terminology, not theirs) our "monthly" payments are less than with a conventional mortgage. After reading your foregoing comments, I am now wondering if this is actually what it happening, or am I just making extra "payments" of a sort. I am OK with it either way--the main reason I am asking is I was thinking of referring my son for membership in the same credit union. He has a recent $180,000 biweekly mortgage set up that according to him equates to a "13th" payment. Would the "weekly" method my credit union offers be a better deal for him? His current rate is 6.375% and my FCU rate is currently 6.5 to 6.75% on a 30 year loan. Lewis
