  • What You Need to Know About HOAs   9 years 36 weeks ago

This article at least mentions some but severely understates or omits most of the downsides of HOA burdened property. People should know that in most states the HOA corporation has no obligation to maintain or repair anything. The restrictive covenants obligate the homeowner to pay the HOA corporation but do not obligate the HOA corporation to maintain or repair. If the homeowner cannot or does not pay, the HOA corporation can foreclose on that homeowner and divest the homeowner of title and ultimately possession of their property. This wasn't mentioned at ALL in the article. Also boards (particularly upon the encouragement of HOA management companies and HOA attorneys) are known to "change the rules" or adopt resolutions which operate to impose greater restrictions on your property that when you purchased it - so "reading the rules" before you buy offers little protection for the person that actually purchases.

Your home becomes the security for any debt the HOA corporation board racks up - and in most states you have no say about how much debt the HOA corporation racks up. The management companies thrive on creating financial hardship for homeowners because a significant component of management company fees is a claim to "late fees" if your assessment is not timely paid. The management company does nothing to earn these "late fees" but will engage in various physical and accounting tactics to create an arrearage where none exists. For example, they will encourage a board to adopt a "fining" policy. This isn't a government, police, court, or judge but the management company will create excuses to impose a fine. Then the management company will engage in what is known as the priority of payment scam to apply assessment payments to "fines" and "late fees" for the management company - leaving you a paper arrearage in order to create another late fee for the management company. There are numerous fee pyramiding schemes these management companies engage in to your detriment. You will also find that in most states you have no right to vote or run for office. To the contrary, the board may suspect any voting or other "privilege" at its whim.

As far as amenities are concerned, most are flytraps put in by the original developer to attract buyers. They weren't meant to last, they were just eye candy. So the HOA board and management company are always coming up with excuses to charge higher assessments or special assessments - and you have no way to force them to be spent on the amenities that need repair. Finally, it is always cheaper to join a gym or swim center of your choice than to purchase HOA burdened property for the amenities. If the gym price goes up too much or the amenities fall into disrepair you can leave and choose whether to join another gym. Not so with the HOA. You have to keep paying at risk of foreclosure. You can try selling but good luck with the run down amenities and the assessment obligation

Question: How good a deal is it if you only buy from their website, and don't need a lot of bulk packages of things? I'm low income and disabled. I don't have a car. So it's not feasible for me to go in person. But online shopping could work..

I'm thinking of staple foods, vitamins, household items, and the like.

    Thanks! Good article! :)

How can anybody make money in mystery shopping if some of them are only wanted to pay you $2 an hour or even $2 or $8 it is ridiculous even the gasoline to get to the store is more than that the numbers don't even add up how can you make this a job. even if you do this as a Saturday and Sunday thing it doesn't even add up to the amount of gasoline it takes to get to the store or what not and then write a two to three-hour report on something that took 15 minutes. it may be a real job but the question is does the number add up to make it even worth it even as a part-time or even as a job.

  • 254 Uses for Vinegar. And Counting.   9 years 36 weeks ago

Good article full of useful uses.

I think you could do with specifying what type of vinegar should be used for certain things. Mainly the vinegar on sunburns.

I use apple cider vinegar to remove moles from my body due to it being so acidic. If you leave it on for too long though it will burn your skin and can be really painful. Last thing you would want to be doing to your child on top of a burn!

  • The 5 Best Mountain Bikes   9 years 36 weeks ago

I apologize in advance if I come across as a dick in this comment—I really don't mean it that way. But as an avid mountain biker, a former bike seller, and a current finance writer, I feel like I should comment here.

These are not the best mountain bikes. You might be able to make the argument that they're the best mountain bikes under a certain price, but there are a lot of bikes out there around the same price point that are going to better serve riders. Something like the Giant Sedona, for example, which is $330. It comes from a reputable company, and is designed to ride well and last a long time. The bikes above simply aren't.

I assume that the majority of the people reading this article don't really need a mountain bike; they need a bike that'll get them comfortably, effectively, and safely around things like dirt and gravel trails. And if that's the case, a real mountain bike is overkill. The above bikes may technically have full suspension, but it's not going to be quality suspension; it might soak up some of the bumps, but it'll likely still be really choppy and probably won't last very long.

A comfortable bike that fits well (i.e., that you get from a bike shop) is going to be a better choice, even if only has a suspension fork—or no suspension at all. The Sedona, or something like the Specialized Roll, doesn't make claims to being mountain-ready, but they're high-quality bikes that will work better, last longer, and—despite not being full-suspension—be more comfortable. Yes, they're more expensive. But the cost per year as well as the quality of riding (which contributes to more time spent on the bike) will be much better.

Like I said, I don't mean to sound like a bike snob—any bike that gets you where you need to go is the right one. But calling these the best mountain bikes just isn't true. There are a number of things in the article that I think are slightly misleading; it's well-intentioned, yes, but might not serve readers as well as Wise Bread does with much of its advice. And the fact that phrases like "suspension fork alloy 80mm travel" made it past the editor make it clear that it no one who's familiar with bikes worked on the article. Sorry again if this comes across very negatively; I just want to help readers make the best decision, especially when it comes to spending money on a bike!

  • How You Can Earn $18 to $25 an Hour With Amazon Flex   9 years 36 weeks ago

Make sure your car insurance covers you while doing this. This is a business you are driving your car for. Any claims for accidents during a delivery could and should be denied by your insurance company.

Also don't forget that you will be taxed on this income if over $600 and since Amazon isn't going to pay half of the social security tax you will be paying all of it...meaning a higher tax rate than you are used to with a traditional job.
