I let several people at work know I was looking for a new place to get out of my ridiculously overpriced rent and I ended up finding a guy at work who had a 15 acre lot and a fairly well-maintained trailer he was willing to rent out for $250 a month in exchange for upkeep on the place. Granted, it is a bit of a commute, but you can't beat 15 acres and a two-bedroom mobile home with a stick!
My rent to this guy basically covers land taxes for him (the property is otherwise paid off) and that's it. If someone has property to rent and they know you personally, the entire move is bound to go more smoothly and you're more likely to get a fair shake.
In the DC market - which is where I live - the single biggest factor in price of an apartment is proximity to the metro. One can benefit from this by either being willing to take a bus or walk a ways. I live in a place that is far from walking distance, even for an avid walker, but lies on several bus lines. Many of the apartment buildings in my area are reasonably priced.
Diet sodas generally have more caffeine than their "real sugar" equivalents. I'm guessing this is why Diet Coke is cheaper per mg caffeine than regular Coke (assuming that the price for the two are the same, as they almost always are where I am).
Well, health clubs are notorious hard-sells, so you'll do yourself a great service if you approach it assertively and well-caffeinated. I would listen to the sales pitch and take a fairly hard line on price from the onset of the conversation. Have information on what competing gyms are charging for monthly rates and what the their contract terms are. Have your ideal monthly price in mind and let them know that other gyms are just as convenient, so you need a more compelling reason to choose theirs. Ask your gym to beat the competition. Sales staff at these places are aggressive, so be prepared to be pressured and don't fall for the "I can only offer you this price if you sign right now" routine. Good luck in the lion's den!
Usually you can put a verbal 'feeler' out to see if the seller is open to some price flexibility. I usually start the conversation by saying "can you do any better on the price?" or "how firm is your price?" If the seller doesn't bite, you can approach it from a different route by saying "well, my budget is $X" or "well, that's just a bit more than I was looking to spend; would consider $X cash?" I just recently bought a DVX-700 system. A Yamaha DVR700 is included but it only plays region 2 DVD's. I have many DVD's with other regions. Does anyone know how I can set the DVD player to region 0 so it can play all regions???

But don't scoff at lactose. If you have a supply of it, keep it handy. It makes great creme stouts, creme soda and root beer!! It gives it a smooth creamy mouth feel that you can not beat. Since it does not ferment the same, you have sugar left over after carbonating the soda. But that is off subject, sorry. :)
Our payments are usually 926.00 per month because our Arm loan with First Franklin adjustable percentage is at its lowest due the economy. When the percentage goes up, our payment is usually 1235.00 per month.
After submitting our application for a modification in July, 09, it took 6 months to get accepted for a trial payment period. Finally after months of resubmitting paperwork and calling, We get a " congradulations, you had been approved for our making loan affordable trial payment period" over the phone. We were calling in to make a January payment for 926.00. First Franklin told us that we only needed to make a lessor trial payment instead, based on 33% of our income, so we did. We received another packet in the mail, to turn in the same paperwork again? Ok, so we re-submitted on time, and made our trial payments every month. Just after we paid our 3rd payment, we got a letter in the mail showing how behind we were. We had been accustom to seing this delinquent letter, because we have always been 2 months behind and trying to avoid 3rd because thats when they will begin forclosure. First Franklin had probabley been hoping that we hang ourselves on that 3rd month for months now. Well, they get their wish. This letter was different, because now, we are 3 months behind with just over 1000.00 in late fees making the accumulation of charges just over 5000.00. Of course the fees went up by over 300.00 during the trial period and went up by 1 more month of 926.00 + they added the current amount due as well, of another 926.00 to make is look worse that it really is (like bill collectors always do).
It took me 3 months since the trial began and a letter to wake me up and see the SCAM and wish I had seen it sooner.
Here it is: They tell us that the reduced trial payment is based on 33% of our monthly income? Not true, I added up our income and found the figures were off by about 200.00 give or take, and thought it was close enough back in January. I Trusted them at the time, besides, why would a mortgage co lie to us?
But if you calculate our trial payment X 3 months and then take our regular payment of 926.00 x 3, then subract the difference in savings, it comes out to exactly 926.00. Just enough to put us at 3 months behind. So I wonder if this was coincidence? or made specifically to put us passed due that 1 more month needed to foreclose? They know that our equity is 60,000.00. I will tell you what though, If we dont hear from them on an approval by april 8th, 2010, which is the due date of the letter, we will submit a petition to the US bankruptcy court under chapter 13 protection. The bank will be the only creditor on it for just over 5000.00. This way the bank will be forced to eccept the minimun payment that law permits for them, so that they cannot touch the house or anything in it. Yes, we will have to deal with the arm loan and can never be behind again, and need to pay a trustee an extra 200.00 per month. We are coming back on our feet, and have a wonderful family member (accountant) handling our bills and money, thus saving our necks. So we will be ok at least until we sell our house, But we will not let First Franklin Scam us!! We worked hard on home improvements, to gain equity. The equity is all we have left, we lose our home, we will have nothing.

The silver isn't so good for you in large quantities. If the silver is consumed to great excess or is rusted or otherwise chemically combined into a salt, it can lodge in your body permanently. But it is a great disinfectant in that it's much more toxic to bacteria than to you. Chronic metal accumulation still beats sudden and nasty attacks of bacteria. I imagine filter would need to be recharged with silver every now and then.
I'm more concerned about the way the pores are created. The manufacture of laboratory-grade ceramic filters is precisely tuned to give pores of an exact, known size. Using bits of sawdust, on the other hand, seems rather less of an exact science. I don't see any step labeled "microbiological testing" on the Manufacturing Process web page.
My guess is that the Ecofiltro is superior to cloth filters, but hardly perfect.

Budgeting is only useful when you are starting an endeavor to figure out if you can afford it -- something like, I have $50 in my pocket and the ticket costs $60, how can I make that trip?
Instead, I focus on "conscious spending." I try to know why I'm buying something before I buy it. Sure it would be spiffy to have a cool new surf board, but how many times will I really use it? If everyday, then I'll buy the best I can afford. If 2-3 times this season, then I'll rent... or better yet, borrow if I can.
Or, why do I really need that fancy coffee drink? Do I need the caffeine to stay awake or am I upset over the mistake I made with my friend. If the former, maybe I can make do with a soda or a drip coffee instead; even better, I could take a nap! If the latter, I'd be better off fixing the error with my friend than soothing my bruised ego. It's cheaper and more rewarding in the long run.
Life is full of little decisions, make them consciously and they add up better. Budgets are retrospective or possibly even self-fulfilling (like you write), either way they bring either regret or worry. Do yourself a favor -- plan for your major expenses and be conscious of all the little ones in between... throw out the budget once you know the plan will work.
NEVER drink the water. That's about all I've got for you. Also, you know that having water on dishes or anything can make you sick, right? Everything has to dry thoroughly. My host mother boiled water to purify it, then washed the agua pura dispenser, did not let it dry, and poured the (cooled) boiled water into it. That water was then totally contaminated. I've got ~10% discounts by being willing to prepay up to 3 months at a time in advance. Just make sure you have it in writing that you're prepaying.
