Interesting! I have done quite a few mystery shopping gigs and one of the things that is frustrating is all the paperwork that needs to be filled out. Since this is using a smart phone does that mean, they don't have to do 5 pages of answers for a simple oil change? I would be interested in that. All that paperwork and printer ink was not worth the $11 for the oil change (plus they paid for the oil change).
I have to argue just a bit with your investor control point. You can't control the behavior of your tenants, for instance. And you can't change the local economy that affects values of properties and rents you can collect.
And any of us who have been landlords might argue with your title.
However, for people who are interested in exploring hands-on real estate investment, I'd suggest buying a home with an accessory apartment. The terms are much more favorable for a homeowner than they are for an investor. And a property with up to four units is considered a single family dwelling as long as the owner lives in one of the units.
The police tend to stop RED cars, especially. Somehow, they have the idea young drivers of red cars are a little wilder than drivers of white or blue cars. They may be right. Red late-model Camaros are a police magnet, as are Corvettes. I always choose white because it is more visible on the road than blue, black, or grey cars, which tend to blend in with asphalt. Let see-and-be-seen be the motto. Drive safely, and watch out for the other guy.
The bit about donating to Locks of Love should be removed. They sell a LOT of their hair and very little of it actually goes to cancer patients. Not a good place to donate.
We don't go out for a big Valentine's dinner every year. Sometimes we do. Sometimes we go out to lunch that day instead when it's a little less busy and a little cheaper. Some years we just get a pizza and hang out at home. We don't exchange gifts, but we will treat ourselves to a small sweet treat like some chocolates or a slice of yummy cake. We prefer to not do gifts and save that money toward future experiences together like a vacation.
My husband started a frugal, healthy and thoughtful Valentine's tradition when we first started dating. I am allergic to most flowering plants. So, our first Valentine's Day he wrote a short, heart felt letter to me and drew me a rose. Each year since then, we take some time to write a letter to the other person - he is more artistic so he has consistently drawn flowers, etc. for me. I'm the one who plans the groceries and keeps my eye open for deals so I will use earning from InBox dollars, MyPoints etc. or get a deal through Groupon, etc. to get a gift certificate for one of his favorite restaurants. Since he does the majority of the cooking - he can "redeem" that gift certificate any night he doesn't want to cook!
It never hurts to be prepared ... by prepping for common disruptions like the ones you've mentioned, the catastrophic events become easier to manage by default!
My husband always gets me flowers that I can plant in our yard, instead of cut overpriced ones that die within the week. That way we can enjoy them throughout spring. Also, my favorite candy is mini Cadbury chocolate eggs...they get put on shelves immediately the day after Valentine's day. He jumps on those too ;)
The other day I was walking around noticing all the ads about town and realizing that most of the brands I'm loyal to, don't have huge ad campaigns. Recommendations from friends or a free sample followed up with a positive shopping/customer service experience are typically what get me hooked.
Personally, I use Art of Tea most of the time, but I also really like Rishi and Mighty Leaf. I'm not a huge fan of Teavana, though. They're one of the biggest stores, but I've always felt they were a bit overpriced.
It is also worth noting that there are pretty large differences within a type of tea in terms of bitterness and caffeine content, etc. Thus, someone who tried a green tea or an oolong tea, for example, and did not enjoy it, might very much enjoy a different green tea or oolong tea. Basically, there's something for everyone.
We aren't celebrating as such. Instead, we'll do what we always do: Have a home-cooked meal, listen to some music, read or play a game. And remain in love.

2. While at the 99c store buy some of your mates favorite candies and a fancy jar to put them in. $2 worth of hersheys chocolate/caramel candies and a $2 jar can go a long way.Half way there.

I am a first time new mom and I planned on going back to work but had so many complications with my pregnancy and after that I am unable to do much of anything but take care of my child. I feel so useless in the monetary department and now my husband is losing his job. I would love to be able to have a job that worked around my schedule and was something I enjoyed-writing!
