    That's not complete a complete article. A real estate agent is not going to not hold out if they think they can get more. A realtor knows and has access to the most current information because the MLS charges them at least $250 for inaccuracies and not reporting sales in a timely fashion.Having a realtor can help get the most buy finessing multiple offers. Also, having someone prequalified is not mentioned. If an agent shows a property to a person who is not qualified they are wasting their time, the listing agents, and yours and the potential buyer . Also if you have a buyer come to you without an agent, and no agent is involved, they will assume you forgo the commission. A good realtor is not going to try sway you to take less, they have a fiduciary responsibility to you. You need to make sure you hook up with one of the larger companies like, Coldwell Banker, NRT where training is paramount. Do your homework. There are real estate agents with lower standards, and lower standards are available in most every profession.

    By far the biggest obstacle against financial success is a simple one, but is, for many, the hardest to manage: low self esteem. Despite all the talk about external factors, low self esteem drives people to behaviors that set them up for financial failure for the rest of their lives.

    In order to overcompensate, people get into habits that deplete, rather than add, to their finances, and those habits continue for a lifetime. Most people would be shocked to know how easy it is for "poor people" to spend 10s and 100s of thousands of dollars over time, trying to gain the approval of others in the same or similar circumstances as their own.

    Personally, I could't count how many "poor" people I know who have big screen TVs in their homes, more expensive cable packages and cell phone plans than those in most industrialized nations, get their hair regularly styled in salons, and their children wear expensive, designer sneakers. These things alone cost literally thousands of dollars per year (not even getting onto the other forms of waste), yet it's without a hint of irony that they rail against the overall state of "poverty" that they're in.

    The investment of just 1/2 of that money per year over time would surely not only pull many of these folks out of poverty, but set them and their children up for financial security for the rest of their lives. Rather than admit to this and make a change, it's only too convenient to keep complaining and pointing fingers.

    We need to stop fooling ourselves. The biggest financial hurdles to overcome in most Americans lives are self installed.

    The best advice I can give for jobseekers is to let friends, acquaintances and EVERYONE you come in contact with that you are looking for a job. I was able to secure my last 2 positions from people I knew - not close friends, not even people I would speak with 1x/year - but they were people who respected me and knew I had a good work ethic. The positions I secured weren't advertised, so it definitely pays to let people know you're looking.

    But remember this about shopping at Costco. You don't have to be a member, or pay a "membership" fee to walk in the front door. Anyone, membership or not, can still walk in and purchase Pharmacuticals and Liquor. When they open their door to the public, they have to let all the public in. They can't pick and choose who they want for customers. It's the same as "allowing" Blacks to use the drinking fountain or Lunch Counter. They have to let all the public in. And they can refuse to sell you anything except Pharmaceuticals and Liquor.

    There is a company called american standard claiming to help you find forclosed and pre foreclosed homes. They make you pay 199.00 to start and give you a password and username and a list which they say is up to date but it's not. You don't get your money back unless you recieve find refusal letters which won't happen because either the owners aren't really being foreclosed or the home is empty or just purchased. They're even bad with the BBB and go by other names. Thankfully my bank knew of them and replaced the money but others were not so lucky. If you want to find pre foreclosed homes then go on Zillow its legit.

    When we were in Hawaii this March we saved $100/helicopter ticket. Except that the helpful cleric noticed our Costco American Express card and sent us to Costco to save the $$$, we would have over spent bu=y $400! certainly made our membership look cheap!
