My biggest concern is paying my student loans from law school into my 60s. I am adamant about living below my means (it's more difficult now that I am looking for employment!) and the one thing I do not know about money is the exact savings I can achieve by paying it all off in the next 7 years. I am on track to get an interest rate deduction of .25% because I will have paid it automatically on a monthly basis for one year. I still have mroe than $100,000 to go, but I am hopeful that I can achieve my goal, given my fierce stance on frugality.
I have used business cards when I was working, but now that I am looking for work, I am creating new ones with my contact info and some things about me that make me stand out, such as "Amateur photographer/currently building portfolio", and "Food/Nutrition Blogging Enthusiast". Not only do I tell them how to contact me, but I also give people a snippet into what I like doing/am planning on doing and they have a contact in case they are interested in similar goals. At the very least, they can contact me and ask, "Are you doing photography professionally now? If so, I am interested in looking at your portfolio."
I'm curious. What brokerage listed a home for only 3% commission? Most charge 6%, 3% for each side of the transaction. If the listing agent handles both sides, he/she gets the 6%.
That said, dual agency is illegal in Florida. You cannot represent both sides. How can you ethically try to get the highest price for the seller and the lowest price for the buyer at the same time? Therefore the seller would have to sign a new listing agreement identifying the brokerage as a transaction broker. At that point the agent would be legally bound to handle the transaction, but could not provide any advice to either party. And... would receive the 6% commission.
On top of that, considering the small difference in price between a better or worse price for the buyer, it is not in the buyer's agent best interest for the buyer to pay more than necessary for a property. Successful agents are ones who provide the caliber of service they would want for themselves regardless of which side of the transaction they're on. Do right by a client and they will refer others to you; that alone will more than make up for any minimal gain you make when you figure in not only the split between brokers, but the percentage of that that actually goes to the agent.
When your name is tarnished, what do you have?
As for agents having an "in" with each other, a listing agent who tells another agent the price of an existing offer is liable to lose their license. If you list your home with an agent or work with a buyer's agent, they owe you complete confidentiality, like a lawyer or therapist or doctor. So if one agent tells you they got info from the other... RUN.
And, you should report them to the state Real Estate Commission too.
All these are good ideas and a welcome reminder of the benefits of healthy eating. There is well founded, scientific evidence that shows causal links from high cholesterol levels and increased risk of heart attack. There will always be deniers of modern science. The earth is round, by the way, and our planet revolves AROUND the sun.
There is another class of people with naturally elevated levels of cholesterol that cannot be overcome through diet. In other words, they could exercise and eat nothing but oatmeal and soluble fiber (Metamucil is apparently wonderful at this) and still not bring down their LDL. So, for future posts, could we see finding cheap medicines tied in with the rest of the good advice? Many thanks again.
When I worked in a factory & alot of oil I would wash my work clothes in Dawn dish soap. It took out most of the oil & oil based coolant. If Dawn didn't take it all out nothing would! Love the product & have been using it for years!
I tried the extreme couponing for about 2 weeks. I found it financially unfeasible, addicting, and time counsuming. Aside from clipping, you have to get on the internet and download coupons from different sites. Firstly, my computer crashed, because I got mal-ware from one or several of these sites; don't know which. Also, you have to get on ebay and bid on the coupons that come in bundles. For example, I got 20 Vitamin water coupons, but paid $10 for the 20. I also paid $10 for 20 yogurt coupons. So if the coupon is hot that week, it jacks the price up. That's 20 bucks in one week that could have went in my gas tank! Also, it gets very addicting. According to my paypal, I made 4 withdrawls in one week. I found myself coming out of stores with a load of stuff, except what I truly needed. Since I am a minimalist by nature, this was very overwhelming for me. Now I just clip them at my leisure, and have other tactics that I use to save. It just wasn't worth my time, expense and the hassle.
This is an excellent article. For so many people, the idea is that if we don't have incredible insurance we therefore lack access to healthcare. You point out that there are tons of resources available. Information is power.
An additional low cost healthcare service that is not insurance, but effective at containing cost is Kare360.com. It is focused on taking the hassle out of healthcare.
I'm doing the John Cummuta program now and it works great! I bought the program on eBay for $75 incl shipping and it has turned my life around. My husband and I have $350K in debt (house, student loans, cars, federal debt & credit cards). We bring in $8,500 net monthly. In John's program, Transforming Debt into Wealth (TDIW) program, we will be debt free in Dec 2019 which will be in 8 years. One thing that the article doesn't mention is the Accelerator Margin. Ours is $425/month. So, we're adding that to our debt AND then snowballing from that point forward. All I know is that 8 years of focussed effort is a small price to pay for my huge debt. The program does a great job with telling youu the process step by step - and this article doesn't mention that either.
Great tips. I hear ads on the radio for miracle drugs to help you improve your memory all the time so it's great to see some info on the actual vitamins and foods you can consume.
I love the tip on stimulation. Suduko is another game that helps work the mind - and it's addictive too.
