This blog's been around for a while, one of the first personal finance blogs, originated the Carnival of Personal Finance, etc. Surprised it's not on the list.

I think your counts may be off for some blogspot.com blogs. If you search for the blog title instead of a URL you will see the following counts - it sometimes depends on the page the del.icio.us user was viewing when they tagged it or if the link starts with http://www.wisebread.com vr. http://wisebread.com. The count (or vote) difference just by factoring this in could really change your ranking. My Open Wallet - 104 Boston Gals Open Wallet - 106 Single Ma's Fabulous Financials - 35 Using Del.icio.us "votes" is an interesting way to calculate popularity - but not fail proof. Many users still use simple bookmarks in their web browsers to revisit favorite blogs. I think the only way to really create a popularity list is if all pfbloggers disclosed site statistics...

genxfinance.com has 4 delicious votes and 2 with the www in front. While it is relatively new there is some interesting content that could make it worthy of an honorable mention.

what about www.russellbailyn.com/weblog? This blog is loaded with content. Loaded.

Will Chen suggested that delicious may not be the best way to calculate popularity, so why not use Alexa instead?

We observe continuance of pattern we have been seeing for some weeks in the US equity market. In an earlier blog we described this behavior as: "Smart Buyers Ambush Clueless Sellers." We have noticed in any number of undervalued stocks the same specific pattern: buyers come in on big sell-off days and buy, but not enough to spark noticeable move up in stock. On up days they also buy, when individual stocks they are targeting are momentarily down. Then they back off to wait for more weakness, when they do more buying. Clueless sellers don't have a clue. Latter are simply acting out of the predominant emotion in the stock market in recent weeks: FEAR.

Various quantitative and impressionistic measures of fear all point to same phenomenon: a very elevated level of fear in the equity market. Money is pouring into Treasuries and money markets. This is quite typical of those periods when equities are very attractively priced, thanks to the herd stampeding in the wrong direction.

Fundamentals heavily favor well-selected stocks, as we have noted previously. Strong earnings, low multiples, great balance sheets, robust Asian economies, and low inflation and interest rates are working -- and will likely continue to work -- heavily in favor of equities. Stocks are very rarely as cheap relative to interest rates as is currently the case. Absolute valuations of large cap stocks -- the market "generals" -- are lowest in more than a decade.

Icing on the cake is the cycle of declining interest rates. This cycle is well underway in Treasury market. We expect FED to join in shortly. Low valuations, high fear, and falling interest rates constitute a near-ideal environment for purchasing those equities whose earnings are likely to hold up in context of consumer recession/quasi-recession.

Of course, our bullish thesis rests on the assumption that the FED will perform its mandated function of providing adequate liquidity and supporting the economy. We do have a high degree of confidence that this will in fact transpire, given the tremendous and growing political and market pressure on those weak sisters huddled in their marble palace on Constitution Avenue.

A land lease is the leasing of land by its owners to someone else. In its most basic form, for example, the owner of a vacant lot leases you that lot so you can turn it into a parking lot for the adjoining restaurant you own.

However, in a more creative approach, it could be that your real interest in the vacant lot was to build an office building with a three-story parking garage as a part of the structure. You lease the land, but you own the building. If the land owner agrees to subordinate the lease to financing, you may be able to obtain all the money necessary to construct the building without investing any of your own money. However, if the property owner were to subordinate the financing, he or she would be in a secondary position behind the mortgage, a situation that may be very risk oriented.

Some lenders will lend money, both construction and permanent loans, on land that is leased, without the need for subordination. They do this when the lease terms are so attractive that lease-hold equity has been created that supports the needed “equity” behind the loan. For example, if you were leasing a lot for $30,000 a year, but the real value today was $800,000 the lender would calculate that your lease-hold equity was approximately $500,000. They find this by capitalizing your rent cost (at 10 percent in this example, but it could range from 8 to 12 percent, given market conditions, and then deducting that from the real value:

Lease rent capitalized at 10 percent is $300,000
($30,000 + 10% = $300,000
Lease-hold equity = $500,000

Value: $800,000
Less capitalized lease payments: -$300,000
Total: $500,000

If the lender was satisfied with $500,000 in equity, then the subordination may not matter.
